• Sign up to save a property search and receive email alerts
• Save listings using the favourites feature (stored locally in your browser)
• Subscribe to our newsletter or blog updates
• Use the Ask Akash AI chat
• Contact us directly by phone, email, or WhatsApp

This information may include your name, email address, phone number, chat messages, and details about your real estate needs such as preferred areas, budget, or property interests. The AI chat may detect contact details and real estate preferences that you include in a message so Akash can respond or follow up.

If you select Allow analytics, we collect page paths, listing views, referral information, browser/device information, interaction events, and a random first-party visitor identifier. After you submit a form, sign in, or follow a signed DealDesk link, that browsing record may be connected to your contact or lead record. We do not activate this optional tracking if you select necessary cookies only.

3. How We Use Your Information

We use the information we collect to:

• Respond to your inquiry and provide real estate services
• Send property alerts and market updates you have requested
• Improve our website and services
• Measure advertising and understand which pages or listings generate inquiries, if you allow analytics
• Comply with legal and regulatory obligations as a licensed REALTOR®

We do not sell or rent your personal information. Service providers process information for the purposes described here. Advertising and analytics providers may receive device, visit, or interaction information only after you allow optional analytics.

4. Email Communications (CASL)

In compliance with Canada's Anti-Spam Legislation (CASL), we will only send you commercial electronic messages if you have given express or implied consent. Every email we send includes an unsubscribe link. You may withdraw consent at any time by clicking unsubscribe or emailing us at ak@realtorakash.ca.

5. Cookies & Local Storage

Necessary storage supports sign-in, security, saved listings, forms, and your privacy choice. Favourite listings are initially stored in your browser and may be synchronized with your account or recognized lead record when those features are available. Necessary storage remains available when optional analytics is declined.

Optional analytics storage includes our random visitor identifier and cookies or similar technologies from Google, Meta, Microsoft Clarity, and Vercel. Optional providers do not load until you select Allow analytics. You can change or withdraw your choice at any time using Privacy Choices in the website footer. Withdrawal removes accessible first-party analytics cookies and reloads the page without optional analytics tags.

6. MLS Listing Data

Property listing data displayed on this website is provided by the Ottawa Real Estate Board (OREB) through the Repliers API. All listing information is subject to the terms and conditions of the MLS® System. Listing data is provided for personal, non-commercial use only.

7. Third-Party Services

Depending on the feature you use and your privacy choice, the following service providers may process data under their own terms and privacy policies:

• Repliers and OREB — for property listing data and images
• Mapbox and Google Maps — for property maps, locations, and map links
• Resend — for transactional email delivery
• Supabase — for authentication, form, lead, and application data storage
• Anthropic — to process Ask Akash AI chat messages
• Vercel — for website hosting and, with permission, analytics and performance insights
• Google Analytics, Tag Manager, and Ads — optional site and advertising measurement
• Meta Pixel — optional advertising measurement
• Microsoft Clarity — optional usage and session-experience analytics
• WhatsApp — if you choose to contact us via the chat button

Some providers may process information outside Canada. Their handling of that information is governed by the laws of the jurisdictions where they operate as well as their contractual obligations.

8. Data Retention

We retain inquiry, account, chat, and contact data only as long as reasonably necessary to provide requested services, manage the client relationship, and meet legal or regulatory obligations. Analytics and visitor records are retained only while they remain useful for the stated measurement purposes. You may request deletion, subject to records we must retain by law.
