Certain data — including sold and leased prices, listing history, and detailed market information — is made available only to registered users, as required by the applicable MLS® real estate board rules governing Virtual Office Websites (VOW). To access this data you must:

• Provide your true name and a valid email address;
• Create an account and keep your login credentials confidential;
• Accept these Terms of Use before your registration is complete.

You are responsible for all activity that occurs under your account, and you agree to provide accurate, current, and complete information.

3. Permitted Use of Listing Data

All property listing data displayed on this website — including active, sold, and leased listings — is provided under licence from the applicable MLS® real estate board and is subject to the terms and conditions of the MLS® System. Such data is provided for your personal, non-commercial use only, to help you identify properties you may be interested in buying, selling, or valuing.

4. Prohibited Uses

You agree that you will not, directly or indirectly:

• Scrape, crawl, harvest, copy, or store listing data in bulk, whether manually or by automated means;
• Reproduce, redistribute, republish, resell, or otherwise make listing data available to any third party;
• Use sold or leased price data for any commercial purpose or to compete with us or the MLS® board;
• Share your account or allow others to access restricted data through your credentials;
• Attempt to circumvent the registration or access controls that protect restricted data.

5. Sold & Restricted Data

Sold and leased prices, days on market, and listing history are confidential MLS® data made available to you as a registered user solely for your personal, non-commercial use. You agree to treat this information as confidential and not to disclose, publish, or redistribute it.

6. Ownership of Data

All MLS® listing data remains the property of the applicable real estate board and/or its members. Nothing in these Terms transfers any ownership of, or intellectual property rights in, that data to you. Listing data is deemed reliable but is not guaranteed accurate by us or the MLS® board.

7. No Warranty

This website and all data on it are provided “as is” without warranties of any kind. While we strive to keep information current, we do not warrant that listing data, prices, or market figures are accurate, complete, or up to date. Nothing on this site constitutes legal, financial, or professional advice.

8. Suspension & Termination

We may suspend or terminate your account and access to restricted data at any time, without notice, if we believe you have violated these Terms or the MLS® board rules, or if required to do so by the MLS® board. You may close your account at any time by contacting us.

9. Changes to These Terms

We may update these Terms of Use from time to time. Material changes will be reflected by the “Last updated” date above, and your continued use of the site after changes are posted constitutes acceptance of the revised Terms.
